Market Overview

Idaho Falls, ID is the largest city in eastern Idaho and the commercial hub of the Yellowstone-Teton Territory, serving as a gateway and basecamp for Yellowstone and Grand Teton National Parks roughly 1.5 to 2 hours away. Short-term rental demand is driven by national park pass-through traffic, business travel tied to the Idaho National Laboratory, and regional outdoor recreation visitors. The eastern Idaho six-county region saw approximately $704 million in direct travel spending in 2023.

In April 2026, the market posted a 50.9% occupancy rate and a $156 average daily rate, yielding a RevPAR of $79.41. Year-over-year, occupancy improved 4.6%, ADR rose 7.6%, and average monthly revenue increased 7.3%, making Idaho Falls one of the stronger growth markets in this data batch.

Total tracked listings number approximately 2,762. Entire-place rentals dominate at 2,577, with private rooms at 181 and shared rooms at just 4. Bedroom distribution is fairly balanced: one-bedroom (660), three-bedroom (633), two-bedroom (557), five-bedroom-plus (492), and four-bedroom (419). By platform, 1,435 listings appear on both Airbnb and VRBO, reflecting operators taking a dual-channel approach. Airbnb-exclusive listings number 1,102 and VRBO-exclusive 225.

The composite market score of 66.7 is above average, with particularly strong revenue growth (82.2) and investability (73.1) scores. Regulation scores high at 75.9, reflecting Idaho’s permissive state preemption framework.

Short-Term Rental Regulations

Idaho Falls operates in one of the most permissive STR regulatory environments in the United States. Idaho Code 67-6539 already prohibited cities from banning short-term rentals outright, and Idaho Falls has historically regulated STRs only through general-purpose tools such as zoning, building and fire safety, parking, and nuisance ordinances rather than requiring a dedicated STR permit.

The framework became even more permissive in 2026. Governor Little signed House Bill 583 on March 16, 2026, effective July 1, 2026. HB 583 bars local governments from requiring any license, fee, permit, certification, or registration to operate a short-term rental and prohibits STR-specific owner-occupancy mandates, nightly or annual night caps, and density limits. Cities may still enforce health and safety standards (smoke alarms, CO detectors, fire extinguishers, posted emergency information) and occupancy limits, but only if applied equally to all residential rentals. Standard noise, parking, and nuisance ordinances remain in effect.

On taxes, STR stays are subject to Idaho’s 6% state sales tax, a 2% statewide Travel and Convention lodging tax, and the Greater Idaho Falls Auditorium District’s 5% hotel and motel room tax. Combined, guests pay approximately 13% in lodging-related taxes. Airbnb and VRBO must register with the Idaho State Tax Commission to collect and remit these taxes. Enforcement of STR regulations is rated minimal.

Market Comparison

Idaho Falls’ 50.9% occupancy in April 2026 is below the U.S. STR median of approximately 55%, but this reflects April’s shoulder position rather than underlying demand weakness: summer peak occupancy reaches 75.7%. The market’s $156 ADR in April is below the national median of roughly $220, consistent with a regional gateway city rather than a high-end leisure destination.

The year-over-year revenue growth of 7.3% significantly outpaces the broader U.S. STR market, which has seen relatively flat revenue trends in recent years. This places Idaho Falls among the stronger growth markets in the Rocky Mountain corridor.

The top property managers in the market are regionally focused. Island Park Reservations leads with 79 listings and a 4.71 rating (3,841 reviews), followed by Prime Properties (68 listings, rated 4.84 with 1,889 reviews), Evolve (59 listings, rated 4.76 with 2,797 reviews), Kabino (52 listings, rated 4.57 with 2,814 reviews), and Vacation Rental Management LLC (48 listings, rated 4.95 with 2,091 reviews). The high ratings across all top five operators indicate a quality-conscious market where guest experience is a competitive differentiator.
