Market Overview

Pacific Beach is a tiny unincorporated community (population 280) on Washington’s North Beach coast in Grays Harbor County. Its STR performance data is tracked at the level of the central Washington coast rather than uniquely for Pacific Beach, so the figures below describe that broader coastal market, which includes Pacific Beach, Grayland, and Westport.

The central Washington coast market posted a $370 average daily rate and 52.9% occupancy in June 2026. Occupancy is essentially flat year over year (up 0.1%) while ADR is down 4.3%, though revenue is still up 4.0% year over year to $5,155 per month. Multiplying June’s ADR by occupancy gives an implied RevPAR near $196 per night.

Bedroom mix, channel mix, market-score data, and top-operator data are also tracked at this same regional level rather than uniquely for Pacific Beach, so this profile omits them.

Multi-year data for the central Washington coast shows occupancy peaked at 64.72% in 2021 before easing to the mid-40s from 2023 through 2025, while ADR climbed from $225 in 2019 to $302 by 2025, keeping monthly revenue around $3,390 to $4,010 in recent full years, below June 2026’s much stronger figure. Pacific Beach itself draws visitors to razor clam digging, beachcombing, and Pacific Beach State Park’s roughly 2,300 feet of oceanfront, along with seasonal gray whale watching from November through April.

Short-Term Rental Regulations

Pacific Beach is an unincorporated census-designated place, so short-term rentals are governed by Grays Harbor County, not a city. Under County Ordinance 469 (effective March 22, 2022) and Grays Harbor County Code Chapter 17.60, STRs are a permitted use only with a valid county STR Permit, and only in specific zoning districts: G-1, G-5, R-2 (General Residential), R-3 (Resort Residential), RR (Rural Residential), LQ (Lake Quinault), and C-2 (General Commercial).

Permits are issued after county staff review the application for health, safety, and building-code compliance, and must be re-applied for and renewed annually, at least 30 days before expiration. Core operating standards include a maximum of 10 occupants per unit, at least two off-street parking spaces, no exterior signage, and current liability insurance of at least $1,000,000. Rentals may not be operated outdoors, in an accessory structure, an RV, or any non-residential building.

The county does not impose an owner-occupancy or primary-residence requirement, and there is no cap on the number of nights per year, so non-owner-occupied investor rentals are allowed. STRs approved under a Conditional Use Permit or PUD before March 22, 2022 are grandfathered and do not need a separate STR permit. Complaints and enforcement are handled by the county Planning Division.

Stays under 30 days are also subject to Washington state and local sales tax plus Grays Harbor County’s special hotel and motel lodging tax; the exact combined rate was not confirmed in available sources, so buyers should verify the current rate with the county before underwriting a purchase. Enforcement is rated moderate.

Market Comparison

The central Washington coast’s 52.9% June 2026 occupancy runs close to the roughly 55% median occupancy across StaySTRA-tracked US STR markets, while its $370 average daily rate is well above the roughly $220 national median ADR, among the higher rates StaySTRA tracks. That combination reflects a premium coastal rate structure with volume concentrated in a short summer window.

Top-operator data is tracked at this same regional level rather than uniquely for Pacific Beach, so this profile omits it. This market’s roughly 40-point seasonal swing is one of the widest StaySTRA tracks, and Grays Harbor County’s zoning-and-permit system, rather than an owner-occupancy requirement, is the main regulatory gate for new entrants here, a different structure than markets built around primary-residence rules.
