Short-Term Rental Regulations

Oklahoma City permits short-term rentals but tightened its rules effective February 16, 2025. Every operator must hold a city Home Sharing License, a Hotel/Motel-type business license costing about $24 per year.

Occupancy is limited to 16 people, and at least one on-site parking space is required per four guests. Units must have smoke detectors, carbon monoxide detectors, and fire extinguishers. Guests pay the city’s 9.25% hotel occupancy tax (raised from 5.5%, effective October 1, 2024) plus state and city sales tax, for a combined rate near 17.8%; Airbnb collects the hotel tax automatically.

The city has hired an enforcement consultant to find unlicensed rentals, document violations, and run a 24-hour complaint platform, so enforcement is tightening from historically light levels. Enforcement is rated moderate overall, but the trend is toward stricter oversight.
