John Hamilton

Operations & Compliance Editor

I got into this industry the hard way: managing properties, not writing about them. I spent about a decade running STR operations for a property management company in Charlotte, scaling a portfolio from 12 units to over 80 across Charlotte, Asheville, and the Outer Banks. I handled the permitting, the software migrations, the pricing experiments, the compliance audits, and every 2 AM guest lockout in between. Somewhere along the way I started writing internal guides for my team, step-by-step walkthroughs for registering in new cities, comparison spreadsheets for every platform we tried, checklists for things that kept going wrong. A colleague told me to publish some of it, and my first article, a regulatory walkthrough for Charlotte's STR ordinance, ended up getting shared all over host forums. That is when I realized there was a real gap. Plenty of people have opinions about short-term rentals. Fewer people write the kind of operational content you can actually follow step by step and use tomorrow morning. That is what I do here. I write compliance guides, tool comparisons, revenue frameworks, and the nuts-and-bolts how-to content that keeps hosts running legally and profitably. I am not the most exciting writer on this team and I know it. But I am probably the most useful one to bookmark.
