Lodgify builds you a real booking website, not a link in your Airbnb bio. A library of no-code templates, your own domain, a live availability calendar, and a checkout that takes a credit card, all wired to the same calendar that syncs your Airbnb and Vrbo listings. That bundle starts at $14 a month per rental on Capterra’s current plan listing. No developer. No Squarespace plugin duct-taped to a Google Sheet.

That is the entire reason Lodgify exists, and it is why this lodgify review 2026 reads differently from the other four reviews in our software cluster. Every PMS on the market now claims a direct booking feature. Lodgify started there and worked backward into property management. Going forward, that origin story is going to matter more, not less, because OTA fees keep climbing and hosts keep looking for an exit.

I have been beta-testing STR software since before most of these companies had a Series A, and I genuinely read vendor changelogs and patent filings on weekends. So let me tell you what Lodgify actually does, what it quietly does not do, and which host should write the check.

What Lodgify Actually Is

Lodgify is a property management system (PMS, the software that holds your calendar, reservations, guests, and payments in one place) with a website builder bolted to the front of it.

The distinction matters because the four tools it competes with each start from a different place:

  • Hostfully starts with the digital guidebook and grew into a PMS for mid-size portfolios.

Lodgify starts with the storefront. Everything else in the product exists to keep that storefront stocked with accurate availability and rates.

Who Lodgify Is Built For

One to five properties. That is the sweet spot, and Lodgify does not really pretend otherwise.

The target host looks like this. You own two or three units. Airbnb sends you most of your bookings and takes a cut for the privilege. You have a growing list of repeat guests who text you directly, and right now you handle those bookings in a spreadsheet and a Venmo request. You want a place to send them that looks professional and takes payment automatically.

That host gets a lot from Lodgify. A large operator with 40 units does not. The task management and owner statement tools exist, but they are thin next to what Guesty ships, and the per-rental pricing math stops being friendly somewhere north of ten units.

Here is the honest caveat. A direct booking website is not a revenue machine you switch on. It is a channel you have to feed with email, signage, WiFi capture, and repeat guests. Lodgify gives you the storefront. It does not give you the foot traffic.

The Feature Walkthrough

Channel Manager

Lodgify holds direct API connections (a live software-to-software link, not a calendar file that updates every few hours) to Airbnb, Vrbo, Booking.com, and Expedia. It syncs up to 18 months of availability and reservations.

Lodgify is an Airbnb Preferred+ Software Partner, which is Airbnb’s top partner tier and comes with faster sync and priority support from Airbnb’s connectivity team. The Expedia connection also pushes your listing to Travelocity, Trivago, and Hotels.com.

Four direct APIs covers most small hosts completely. If you distribute to a dozen niche regional OTAs, look at the broader options in our STR channel manager comparison instead.

The Direct Booking Website

This is the part worth paying for. A library of templates, all mobile responsive, all editable without touching code. You connect a custom domain, drop in your photos, and the booking widget pulls live availability from the same calendar your OTA listings use.

Customization has a ceiling. You are editing a template, not designing a site. Colors, fonts, images, page order, and copy are yours. Layout structure mostly is not. For a host who wants a clean, fast, working booking site by Friday, that ceiling is a feature. For a host with a brand designer on retainer, it will feel like a cage.

Automated Messaging

Automated messages sit on the Professional plan and above. You build templates and trigger them off events like booking confirmed, check-in tomorrow, or checkout this morning.

It works. It is also the clearest gap between Lodgify and Hospitable. Hospitable can generate and send AI guest replies without you approving each one. Lodgify does not do that. If your daily pain is answering the same twelve guest questions at 11pm, Hospitable solves that problem better and costs less to start.

Payments

Direct bookings run through Lodgify Payments, Stripe, or PayPal. Card processing on those rails typically runs about 2.9% plus 30 cents per transaction.

Compare that to what Airbnb takes and the arithmetic is not close. A host-only Airbnb fee structure commonly lands around 15.5% (Airbnb). Moving a $1,800 booking from Airbnb to your own site saves real money even after processing costs and your software subscription. That is the whole business case, and it holds up.

Pricing Tools and Everything Else

Lodgify does not ship a serious dynamic pricing engine of its own. It integrates with outside tools instead, which is the right call. Budget for that separately.

The Ultimate plan adds task management, automated check-in, owner payments and statements, guest invoices, a guidebook mobile app, and a bundled Turno subscription for cleaning turnovers. That Turno inclusion is a genuinely good deal if you already pay for Turno.

Lodgify Pricing in 2026

Now for the part that annoys everyone.

Lodgify’s Capterra listing shows four plans as of September 2026:

  • Basic, $14 per month. Unified calendar for Airbnb, Vrbo, and Booking.com. AI-powered unified inbox. Self-onboarding. No website builder.
  • Starter, $26 per month. Adds the no-code website builder, booking widget, custom rates, secure payments, booking reports, co-host access, and personalized onboarding.
  • Professional, $42 per month. Adds automated messages, a Google Vacation Rentals listing, manual payment collection, and phone support.
  • Ultimate, $62 per month. Adds task management, automated check-in, owner statements, advanced analytics, the guidebook app, free Turno, and priority live chat.

Search for Lodgify pricing and you will find completely different numbers on other sites. Some list three plans. Some quote Ultimate at over $100. Some insist on a 1.9% fee per direct booking that the current Capterra listing says is gone from the paid website plans.

Three things explain the mess. Prices scale with how many rentals you connect, so a one-property quote and a five-property quote look nothing alike. Annual billing and monthly billing are priced very differently. And Lodgify has changed its plan structure, so older reviews are quoting a lineup that no longer exists.

Do not trust any number in this article, mine included, as your final figure. Open Lodgify’s own pricing page, enter your actual property count, and toggle between monthly and annual before you decide.

The costs that do not show on the pricing page: card processing, onboarding fees on some tiers, SMS charges, a dynamic pricing subscription, and premium template upgrades.

What Verified Reviewers Actually Say

The scores are strong. Lodgify sits at 4.5 out of 5 across 1,311 Capterra reviews and 4.7 out of 5 across 4,312 Trustpilot reviews, where 90% of raters give five stars.

The sub-scores tell the better story. Capterra breaks Lodgify into Customer Service 4.6, Features 4.4, Ease of Use 4.4, and Value for Money 4.3. Support is the high mark. Price is the low one. That gap is the entire Lodgify experience in two numbers.

Onboarding is the single most praised thing about this company. Capterra’s theme analysis shows “personalized onboarding and guidance” running 95% positive across 202 reviews, and “comprehensive professional support” at 93% positive across 194 reviews. Real humans walk you through setup. For a host who has never migrated a calendar before, that is worth more than a feature checkbox.

And then the complaints, which are specific and consistent:

  • Technical glitches. Capterra’s “frequent technical problems” theme runs 71% negative across 124 reviews. Mobile app logouts and channel mapping errors after connecting a new OTA come up repeatedly.
  • Confusing pricing. The “complex and inflexible pricing” theme runs 60% negative across 121 reviews. Hosts who signed up under the old 1.9% booking fee felt it contradicted the marketing.
  • Billing practices. Auto-renewal without warning and refused prorated refunds show up in one-star reviews. If you sign an annual plan, put the renewal date on your calendar.
  • Support gets uneven at the edges. The average is excellent. The bad experiences cluster around missed onboarding meetings and migrating historical reservations. One Trustpilot reviewer on September 5, 2026 raised a separate concern about how much personal data the guest checkout collects.

Notice what is not on that list. Nobody says the website builder is bad. Nobody says the channel sync does not work. The core product delivers. The friction is operational.

The short version of lodgify vs hospitable, since that is the comparison most small hosts are actually running. Hospitable is cheaper to start, better at messaging, and rated higher by users at 4.9 on G2 against Lodgify’s 4.2. Lodgify is better at the one thing Hospitable treats as a side feature. Pick based on which problem is costing you more money right now.

The Bottom Line

Buy Lodgify if you have one to five units, you are tired of paying OTA commission on guests who already know your name, and you want a booking website live this month without hiring anyone.

Skip it if guest messaging is your bottleneck, because Hospitable does that better for less. Skip it if you want granular accounting and total control, because OwnerRez goes deeper. Skip it if you run 20 or more units, because you will outgrow the operations tools inside a year.

And go in with clear eyes. Direct bookings are a channel you build over two or three seasons, not a switch you flip. The hosts pulling away from the pack are the ones who own their guest relationship instead of renting it. Lodgify is a reasonable tool for starting that work. It is not the work itself.

The next wave of this category is already visible in the vendor roadmaps. AI agents that answer guest questions, quote a rate, and close the booking on your own site without a human touching it. Lodgify is not there yet. Hospitable is closer. Whoever gets there first changes what a direct booking website even means, and I expect that fight to be loud in 2027.
